Packaged HVAC Unit, McCormick Ranch - 14 Years Without Service
The camera showed two inches of compacted desert dust, pollen, and fiberglass degradation packed above the evaporator coil in the plenum, the central distribution box where all duct runs connect. We used negative-pressure extraction, pulling debris through the system while agitating with a Rotobrush contact vacuum, then sealed the plenum access with mastic. The photo record showed bare metal at every joint. The homeowner in McCormick Ranch said they’d stopped using the downstairs register because the airflow was weak - it wasn’t. The duct was choked.
Desert Ridge Townhome - Dryer Vent Fire Hazard
The flex duct behind the dryer was packed solid with lint hardened by Scottsdale’s hard water and heat cycles into something closer to felt than fluff. We pulled eighteen feet of material with a Nikro dryer vent rotary tool, then ran a borescope to the roof cap. The before photo showed a 3-inch restriction at the first elbow; the after showed 4-inch galvanized all the way through. This is the job where we tell people to check their transition hose every spring - the stuff that burns is usually what you can’t see from the laundry room.
DC Ranch Estate - Duct Repair After Rodent Intrusion
A gap where flex duct met the register boot in the guest wing had let pack rats nest in the insulation for two cooling seasons. We cut out twelve feet of contaminated flex, replaced with new R-8 insulated duct, sealed every joint with mastic and mesh, and pressure-tested to 25 Pascals before closing. The photo record included the contaminated section on the ground, the new run hung with proper support straps, and the manometer reading. In DC Ranch, with the dust load off the desert and the price per square foot where it is, you don’t guess whether the seal held. You measure.
Old Town Scottsdale Bungalow - HVAC Cleaning and Coil Restoration
The evaporator coil in this 1950s cottage was so fouled with grease and dust that the fins had corroded through in patches. We pulled the blower assembly, cleaned the coil with foaming cleaner and low-pressure rinse, then treated with a corrosion inhibitor. The before photo showed green copper showing through blackened aluminum; the after showed intact fins with visible light through the coil. The blower wheel alone dropped three ounces of debris. Old Town Scottsdale has some of the oldest forced-air conversions in the valley - the systems work, but only if you can move air through them.
Gainey Ranch - Air Quality Sanitizing After Water Intrusion
A condensate line backup had put moisture into the return plenum for six weeks before anyone noticed the musty register smell. We ran a borescope and found spotting on the duct board at the filter rack. The remediation was mechanical cleaning first, then application of a sanitizer registered for HVAC use, with dwell time documented. The photo record showed the spotted surface, the cleaned surface, and the product label for the customer’s file. In Gainey Ranch, with the monsoon humidity spikes Scottsdale gets July through September, water finds the low point and sits. We found it, treated it, and wrote down exactly what we used.
Paradise Valley Village - Complete System Restoration
This was a full pull: twenty-two registers, two returns, a 20-year-old galvanized trunk with rust scale at every joint, and a blower motor drawing 20% over spec because the wheel was caked. We cleaned every duct run with contact vacuum and negative-pressure extraction, brushed and vacuumed the trunk line, pulled and cleaned the blower, and replaced three register boots that had rusted through. The photo record was 47 images, delivered as a PDF. The homeowner in Paradise Valley Village said they’d had three quotes and chose us because we were the only ones who named a written price before seeing the basement. Haven Standard Clause 1.
